The Real Estate Regulatory Authority in Gurugram has cancelled five real estate projects that were owned by Mahira Infratech Private Limited, and Czar Buildtech Private Limited. The promoters of Mahira did not follow the RERA Act on Monday. The authority took this action because the construction work on the five affordable housing schemes in Gurugram’s different areas was not completed.
The Authority stated that “after reviewing the case and evidence of the proceedings, RERA found the promoter had willfully broken many rules of RERA Act 2016, and its related rules.” The Authority added, “We found that the promoter had wrongly used funds from homebuyers for all five projects.”
RERA’s order stated that “the Authority has decided cancel the registrations for affordable housing projects which were registered under Section 7(1)a, b and d) of Real Estate (Regulation and Development) Act 2016 and Haryana Real Estates (Regulation and Development) Rules 2017, and Regulations by the Haryana Real Estate Regulatory Authority (RERA), Gurugram.”
The promoter was also forbidden from using any websites that were related to the projects. They said that the promoter will be listed on RERA website as a defaulter.
The Authority has ordered the banks that manage the project accounts to freeze the funds in accordance with Section 7(4)(c). The Authority clarified that this action does not affect the rights of allottees as per the RERA Act 2016, and its associated Rules and Regulations.
Five affordable housing projects have been launched in Gurgaon by Mahira Infratech & Czar Buildtech. Mahira Homes are located in Sectors 68,104,103,63A and 95. On February 14, the authority visited all of these sites to inspect their construction progress.
Arun Kumar, the head of RERA, has spoken out against Mahira Homes for not paying on schedule many times. According to him, RERA is responsible for protecting homebuyers rights in accordance with the RERA Act. RERA, in response to this issue, decided to cancel all five Mahira Homes project registrations. Kumar said that this was done to protect homebuyers. RERA is currently trying to find new ways to finish these projects.
